Ceramic tile is probably my favorite flooring, even though my lifetime career has been cleaning carpet. Tile is fairly difficult to install, as the subfloor needs to be absolutely flat and non-flexible. But once its in, rarely will you have any problems with it. Sometimes grout will break and crack, but replacing grout is easy with a little bit of practice. The only problem is keeping the grout clean, as you may already know. I need to mention that there are two different kinds of grout; sand-based and epoxy. The problem with the sand-based grout is even when it is sealed, dirt or other substances can get into the grout and basically stain it. That means when I come to clean it, the only real way to clean out the stains are by removing the grout. The epoxy grout is very superior in this regard, but of course it is more expensive to install.
I use my truck-mount machine for power, and connect it to a shrouded rotary machine that shoots 1,000 lbs of pressurized hot water with cleaner directly onto the tile/grout as it spins at high speed. This whole process is shrouded with a vacuum shield that sucks the water and dirt directly back out to my machine. After I’ve cleaned a section, total dry time is often as short as thirty minutes to one hour. I also can seal the grout if desired when the grout is dry. The tile/grout cleaning is approximately 60 cents/sq/ft, with an additional 50 cents/sq/ft for the sealing depending on the type of grout.
